Selling your home in itself is a huge task, the paperwork alone can drive some people mad!

One area some homeowners tend to forget is that they also need to make their homes look new and fresh so potential home buyers are attracted to it.

In homes that people have lived in for a long time – it can be hard to figure out where to start. In addition, it can get very costly redecorating your home if you’re not careful.

For that reason we’ve put together a list of 5 things you can do to prepare your home for sale on a budget.

1) Paint the interior

This is by far one of the easiest and cheapest ways you can make your home look fresh and new. Hiring professional painters can get expensive so unless you have some extra cash laying around it may be a better idea to educate yourself on the basics of painting and have a go yourself.

It is recommended to opt for neutral colours as fancy or dark colours can make it difficult for potential home buyers to envision themselves living in your property.

2) Declutter

If you’ve owned your home for a while then there is a very good chance that you’ve accumulated your fair share of clutter over the years. Potential buyers do not like this so it’s definitely worth removing excess furniture and personal belongings before any home viewings begin.

Again, this can be done very cheaply and all by yourself. If there is a lot of rubbish to get rid off, consider taking a trip to your local recycle centre or better yet, if there is anything that may be of worth, clean it up and sell it on websites like ebay or amazon.

If you have items that you still want to keep, one option would to to rent out a storage container temporary until you have a place to move them permanently.

3) Deep clean everything

Another task that can be done by yourself at very little cost.

It should go without saying that everyone likes clean things! Even more so considering how much it actually costs to purchase a house.

When cleaning be sure not to miss hard to reach places like under the fridge or behind the washing machine.

While you’re at it give the floor or carpet a good clean so it looks fresh for buyers to see.

4) Freshen up the bathroom & kitchen

The bathroom and kitchen can end up costing a fair amount to fix if they are quite run down but there are a few things you can do to spruce them up if you’re on a budget. Some of these include:

  • Only replace the things that people will see easily, for example, the toilet seat & taps for the bathroom and cupboard handles and counter tops for the kitchen.
  • Shower curtains and new floor rugs are also a cheap to replace in bathrooms.
  • Re-grouting tiles and a new sink are other things you can replace in a kitchen without having to spend too much.

5) Don’t forget the exterior

Homeowners tend to focus on the inside of the home so much that they forget about the outside!

Remember the first thing a buyer will see is the exterior of your home and if it does not look appealing you’re essentially fighting a losing battle from the get go. First impressions matter.

Sorting out the exterior of your home can also be done by yourself. Cut the lawn, trim the  hedges, remove clutter, organise everything and wash it down so it looks fresh and appealing.
